Registered Title Document

Your titled plot, registered in your name. Couriered to your address — Lagos, Abuja, London, Houston, Toronto, Dubai. The land is yours regardless of what happens to the trees.

Plot Map & Allocation ID

Your plot located on the master map of Cocoa Farm City, with a unique allocation ID. You can find it by GPS coordinates. You can walk it. You can plant your name on it.

Investor Dashboard Access

Login credentials for the dashboard where you track your plot — farm updates, photos, harvest records, payout history. Built so a diaspora investor can verify everything from their phone.

A professionally managed cocoa plantation in southwest Nigeria, developed by Trillion Farmland with land registration handled by Silver Pacific Homes. Investors purchase registered, titled plots within the plantation — each with 150 cocoa trees planted, irrigated, and managed on their behalf. High Regal Properties is the authorized marketing partner.

FaaS means you participate in agricultural investment without farming yourself. We handle land preparation, planting, irrigation, pest control, harvesting, fermentation, drying, and the sale of cocoa to global buyers. You hold the title and collect your 60% revenue share.

Cocoa Farm City sits along the Epe–Ijebu Ode corridor, between Lagos and Ogun State. The land is in one of Nigeria’s most fertile zones — with the soil chemistry, rainfall, and climate cocoa requires. From Lekki it’s a comfortable drive on a single highway.

You own both the land (a titled plot allocated to you, registered in your name before any tree is planted) and the trees on it (150 per full plot). Both are documented in your subscription agreement and title pack.

₦2,000,000 for a full plot, one-time. Smaller Starter allocations (quarter-plot, ~38 trees) and larger Legacy Estate allocations (multi-plot, 450+ trees) are available at scaled pricing. There are no further payments, no annual maintenance fees, and no surprises.

Year 3 is your first (small) harvest. Year 5 onward, the trees mature into peak yield — roughly 150 kg of cocoa per plot per year. At today’s Nigerian farmgate prices, that translates to gross harvest revenue of ₦500,000 to ₦1,500,000+ per plot per year, depending on the market. Your 60% share lands in the account you provide. We can’t guarantee a specific annual figure — and neither can anyone else who sells you a cocoa plot. Prices move.

Cocoa is a global commodity. Prices fluctuate with weather, supply, and demand. The vehicle is built for a 25-year horizon, which smooths short-term volatility. With a 60% revenue share rather than a fixed promise, you participate in upside and aren’t overexposed to one-year dips. Cocoa is also exported in USD, so naira weakness helps your payout in naira terms.

60% to the investor. 40% to farm management (covering all operating, harvest, and sales costs). This is contractual and stated clearly in your subscription agreement.

Absolutely — site visits are encouraged, not just permitted. Schedule through your High Regal advisor and we’ll arrange transport, meet you at the gate, and walk you through your specific plot allocation. Many investors visit before they pay, and many bring family.

Three things: (1) The land is real and titled in your name from day one. (2) Phase 1 is already operating — you can visit it this weekend. (3) Three accountable companies operate the project, not one. Every claim on this page is verifiable on-site.

The land remains yours. The trees — if managed — are still bearing. You can continue with us (extending the management agreement) or take over management yourself. Either way, the asset stays in your family’s name.
