· The Hard Truth ·
MMM. CBEX. MBA Forex. The chat group that went silent the week the founder vanished. They promised monthly returns. They delivered the same lesson, twice.
Your ₦5M from 2021 is worth about ₦1.6M in real spending power today. Cash isn’t an asset in Nigeria anymore. It’s a slow leak.
Up 80% on Monday. Down 95% on Friday. You can’t sleep, you can’t cash out cleanly, and you can’t show anyone what you actually own.

· What ₦2 Million Actually Buys ·
At peak yield (Year 5 onward):
150 trees × ~1 kg per tree = ~150 kg of cocoa per plot per year
At today's Nigerian farmgate price, that's ₦500,000 to ₦1,500,000+ in gross harvest revenue, depending on the market.
Investor share (60%): ₦300,000 – ₦900,000 per plot per year.
Across the 25-year window:
Year 3 — first harvest (small).
Year 5 onward — peak yield.
Year 25 — trees still producing.
After 25 years — the land and trees are still yours.
We can't guarantee a specific annual figure — and neither can anyone else who sells you a plot. Cocoa is a global commodity. Prices move. The 25-year horizon is what makes this work.

Largest standard allocation. Full hectare — the size institutional buyers and family trusts typically target for a single, long-term cocoa position. Includes everything in One Acre plus diaspora-friendly multi-currency payout, custom estate signage.
· The Time Cost ·
· What waiting actually subtracts ·
A full 25-year cycle starts. Your children inherit peak production years.
A year-and-a-half of harvest you don't have. Same trees. Later clock.
A full harvest cycle subtracted from your lifetime — and your inheritance.
This isn't pressure. When Phase 1 sells, we open Phase 2 and life continues. The cost isn't about us — it's the agricultural calendar, which doesn't negotiate.
· Your Doubts. Our Answers. ·
Cocoa Farm City is asset-backed. You walk away with a registered title in your name — issued before any tree is planted. The land exists. The trees exist. You can visit them this weekend.
Phase 1 is already operating. Land cleared. Trees nursed. Irrigation installed. If anything happened to the operator tomorrow, the land would still be yours — because it’s titled to you, not to us.
That’s exactly the point. FaaS = Farming-as-a-Service. Agronomists run the farm. You log in to your dashboard, see your trees, and get paid. Built for busy professionals.
Cocoa is a 25-year asset. Short-term prices move, the long-term horizon smooths them. And because cocoa exports earn USD, naira weakness helps your payout in naira terms.
Your plot is titled real estate — resaleable on the secondary market. You also have annual harvest distributions from Year 3 onward. The asset is liquid two ways.

A professionally managed cocoa plantation in southwest Nigeria, developed by Trillion Farmland with land registration handled by Silver Pacific Homes. Investors purchase registered, titled plots within the plantation — each with 150 cocoa trees planted, irrigated, and managed on their behalf. High Regal Properties is the authorized marketing partner.
FaaS means you participate in agricultural investment without farming yourself. We handle land preparation, planting, irrigation, pest control, harvesting, fermentation, drying, and the sale of cocoa to global buyers. You hold the title and collect your 60% revenue share.
Cocoa Farm City sits along the Epe–Ijebu Ode corridor, between Lagos and Ogun State. The land is in one of Nigeria’s most fertile zones — with the soil chemistry, rainfall, and climate cocoa requires. From Lekki it’s a comfortable drive on a single highway.
You own both the land (a titled plot allocated to you, registered in your name before any tree is planted) and the trees on it (150 per full plot). Both are documented in your subscription agreement and title pack.
₦2,000,000 for a full plot, one-time. Smaller Starter allocations (quarter-plot, ~38 trees) and larger Legacy Estate allocations (multi-plot, 450+ trees) are available at scaled pricing. There are no further payments, no annual maintenance fees, and no surprises.
Year 3 is your first (small) harvest. Year 5 onward, the trees mature into peak yield — roughly 150 kg of cocoa per plot per year. At today’s Nigerian farmgate prices, that translates to gross harvest revenue of ₦500,000 to ₦1,500,000+ per plot per year, depending on the market. Your 60% share lands in the account you provide. We can’t guarantee a specific annual figure — and neither can anyone else who sells you a cocoa plot. Prices move.
Cocoa is a global commodity. Prices fluctuate with weather, supply, and demand. The vehicle is built for a 25-year horizon, which smooths short-term volatility. With a 60% revenue share rather than a fixed promise, you participate in upside and aren’t overexposed to one-year dips. Cocoa is also exported in USD, so naira weakness helps your payout in naira terms.
60% to the investor. 40% to farm management (covering all operating, harvest, and sales costs). This is contractual and stated clearly in your subscription agreement.
Absolutely — site visits are encouraged, not just permitted. Schedule through your High Regal advisor and we’ll arrange transport, meet you at the gate, and walk you through your specific plot allocation. Many investors visit before they pay, and many bring family.
Three things: (1) The land is real and titled in your name from day one. (2) Phase 1 is already operating — you can visit it this weekend. (3) Three accountable companies operate the project, not one. Every claim on this page is verifiable on-site.
The land remains yours. The trees — if managed — are still bearing. You can continue with us (extending the management agreement) or take over management yourself. Either way, the asset stays in your family’s name.
Yes — fully remote, fully documented. Wire transfer, digital subscription agreement, title couriered to your address. Monthly photo/video updates and a digital dashboard let you monitor your plot from London, Houston, Toronto, Dubai, or anywhere else.
Yes. Because your plot is titled real estate, it can be sold on the secondary market — and as the wider Cocoa Farm City develops, the land itself appreciates. You also have annual harvest distributions from Year 3 onward. The asset is liquid both ways: harvest income and land resale.
(1) Signed Subscription Agreement. (2) Allocated plot map and ID. (3) Registered title document in your name. (4) Dashboard access credentials. Hard copies for Nigerian residents, courier delivery for diaspora investors.
Yes. Outright payment, installment plans, and diaspora-friendly wire structures are available. Speak to your advisor for current options.
